Land Records

General Information
The Land Records Division of the Stafford County Circuit Court is located on the 1st floor of the Stafford County Judicial Center at 1300 Courthouse Road.  Phone: (540) 658-8752. The Land Records division accepts documents for property transactions in Stafford County.  All document types can be submitted over the counter and through the mail.   All documents presented in person or through the mail for recordation must be original, signed and notarized documents.  View document recordation requirements.

e-Filing
We accept e-filing for all documents at this time with the exception of judgments, UCC filings, plats and multijurisdictional filings. 

The e-Filing companies we are contracted with at this time are:  Simplifile and CSC (Corporation Service Company).


Recording Over the Counter
Customers may submit over the counter land documents for recording from 8:00 a.m. until 3:00 p.m. daily.   The recording line closes at 3:00 p.m.  Documents in line at or after 3:00 p.m. will continue to be prepped and processed until 4:00 p.m., but will not be recorded until the next business day.

Recordings by cash or check only.  The Clerk's Office does not accept online payment or payment over the phone.

Please enclose a self-addressed stamped envelope for the return of your recorded documents.

Land Records Research
Land Records are public documents.  Individuals who need information must perform their own research.  Clerks are available to assist you with a particular document.  For assistance with extensive land records research, we recommend hiring a local title company or an attorney familiar with land records.

All of the land records documents have been converted from microfilm and books into digital images.  These images may be retrieved and researched at public computer terminals in the Clerk's office or by subscription at the Stafford County Clerk of Circuit Court Secure Remote Access site.

Internet access to Land Records documents is available through https://www.staffordcocc.org 
Application must be completed, signed and notarized with a payment of 6 months:  $300.00 or 12 months:  $600.00

Documents from 1699 to present day are available for retrieval or research.
 
Copy fees are .50 a page and $2.00 for each certification

The Land Records division of the Circuit Court does not record nor maintain information regarding the assessed value of real estate. 

County real estate information is available on the internet at https://www.staffordcountyva.gov/869/Comm-of-the-Revenue.
