A Pre-Bid Conference will be held at 2:30 p.m., local prevailing time, Wednesday, March 8, 2017, at North Stafford High School, 839 Garrisonville Road, Stafford, VA.  Attendance is encouraged, but not mandatory.

The work of this Contract is titled Renovate Library – North Stafford High School, and is described in the Contract Documents including the plans and specifications and shall be referred to for detailed requirements of the work involved.  The work generally includes but is not limited to the following:

1. 
Architectural work includes but is not limited to:  complete interior renovation of an existing high school library and adjacent locker commons with the addition of a 400 sf roof monitor and a new exterior door.  The scope of renovation work will be approximately 16,500 sf.  The project includes, but is not limited to: a tech lab, makerspace, workroom, offices, café, collaboration rooms and a single user toilet room.  The existing building structural system is steel framing and masonry infill with a concrete slab on grade at the library and locker commons locations.  Interior finishes include, but are not limited to: multiple storefront systems, linear wood ceilings, ACT ceilings, laminate casework, LVT and carpet flooring.  

2.  Mechanical work includes but is not limited to:  demolition of existing ductwork and VAV boxes, installation of new ductwork, VAV boxes and associated controls.  Testing and balancing existing air handlers and new fan powered VAV boxes with electric heat will be required.  Installation of heat pipe energy recovery coils will be included.  Additionally, integrating new controls into the existing building control system will be required.  New exhaust fans for the makerspace and toilet will be added.  A new split system computer room air conditioner will be installed for server room.

3.  Electrical work includes but is not limited to:  electrical demolition of all existing electrical devices within the area of work.  Any existing panels within the area of work will be relocated and the associated feeders extended.  All existing branch circuits that are made spare shall be utilized to feed new lighting, electrical devices and new equipment.  All new lighting fixtures shall be LED.  Dimming shall be provided for the lounge/café areas and library.  All faceplates shall be stainless steel.  All receptacles shall be tamper resistant.  If new branch circuits are required, they shall originate from existing panels 01 and 02 located in the stage mezzanine electrical room.  Contractor shall trace all existing branch circuits that is affected to determine if it is made spare by demolition.  It is not anticipated that any new panels or transformers are required.

4.  Plumbing work includes but is not limited to:  the addition of a new toilet room, including sanitary waste/vent and domestic hot/cold water for lavatory and water closet.  A new sink in the workroom, makerspace, wet bar in library, and a new sink in collaboration commons will also be added.  Utilities shall be extended from the existing building services.

5.  Technology systems work includes but is not limited to:  selective demolition of the school server room while maintaining ongoing operations, category 6/6A cabling plant and pathways, intercommunications systems including paging and wireless clocks, access control, intrusion detection, video surveillance, cable television distribution, relocation of existing media retrieval/CATV equipment rack and audiovisual systems and pathways.
