A proposed amendment to the Comprehensive Plan, specifically the Future Land Use Map to expand the Courthouse Targeted Growth Area in an area currently designated as Central Stafford Business Planning Area to allow for 440 single-family detached dwelling units on Tax Map Parcel Nos. 38-55, 38-58C, 38-58D, 38-66, and 38-71 and portions of Tax Map Parcel Nos. 38-69 and 38-70.  The subject area consists of 134.83 acres, and is located to the south of Accokeek Creek, and west of interstate 95, within the Hartwood Election District.  This area is a portion of the proposed George Washington Village zoning reclassification, which in total, is proposing a mixed-use community with 1,868 residential units and 760,000 square feet of commercial space on 534.52 acres.

A proposed reclassification from the A-1, Agricultural; A-2, Rural Residential; R-3, Urban Residential - High Density; and M-1, Light Industrial Zoning Districts to the P-TND, Planned-Traditional Neighborhood Development Zoning District, to allow a planned community, including up to 1,868 residential units and up to 760,000 square feet of commercial floor area, on Tax Map Parcel Nos. 29-32 (portion), 29-36, 29-38A, 29-39C, 29-81, 29-82, and 29-83; and 38-1 (portion), 38-55, 38-58C, 38-58D, 38-66, 38-69, 38-70, 38-70A, and 38-71.  The property consists of 534.52 acres, and is located on the north side of Ramoth Church Road and south side of Courthouse Road, west of Interstate 95, within the Hartwood Election District.
